Pricing & Payment
We review your scope and provide a written fixed quote before work begins. The quote states the included deliverables, revision terms, payment schedule, and any assumptions. Work outside that scope requires your approval through a written change order.
The primary factors are: total square footage, project type (new build vs. renovation vs. ADU), number of sheets required by your jurisdiction, and structural complexity. We assess all of these before quoting.
Milestone-based payment through Upwork may be available when stated in the proposal. Direct invoicing may also be offered. The written proposal confirms the contracting party, platform, fees, and payment schedule before work begins.
A deposit or first milestone is normally required before drafting begins. The exact amount and the remaining milestone schedule are stated in your written proposal.
Volume pricing may be available when multiple projects share a compatible scope and schedule. Send the project list for a combined written quote.
Process & Timeline
Deck plans: 3–5 business days. ADU and renovation sets: 5–10 business days. Full permit drawing packages for new builds: 7–14 business days. Complex or multi-building projects: 10–20+ business days. We confirm exact timing after reviewing your scope.
For most projects we need: your project address and jurisdiction (city/county), existing plans, photos, or field measurements, a written description of the scope of work, and any pre-application or zoning notes you have received from your building department. We send a simple intake checklist after your quote is accepted.
We review your scope within 1 business day and send you a fixed quote. Once you approve the quote and pay the deposit, we assign a drafter and begin work immediately. You will receive a progress update midway through and the complete set upon delivery.
Rush timelines are available for select project types at an additional fee. If you have a firm submission deadline, let us know in your quote request and we will confirm availability before accepting payment.
We produce the permit-ready drawing set and guide you on the submission package contents. The actual submission to the building department is the client's responsibility, as each jurisdiction has unique login systems and fee structures. We do support you with any plan check correction letters.
Code Compliance & Engineering
Before drafting begins, we research your specific Authority Having Jurisdiction (AHJ) — including zoning setbacks, height limits, fire separation distances, and the municipal submittal checklist. We format every sheet to the standards of that specific jurisdiction.
Our core service covers architectural drafting. Many residential jurisdictions do not require a licensed architect stamp. If your city requires a structural engineer (PE) stamp — common for complex additions, retaining walls, or large decks — we coordinate with licensed PEs in your state and can include that as an add-on service.
We produce drawings referencing IRC 2021 / 2024 for residential projects and IBC for light commercial. All sets include a code information sheet noting the applicable edition and local amendments.
Plan check correction support is included in our service. If the building department returns comments related to the drawing content, we revise the affected sheets promptly at no additional charge. Our goal is full approval.
Revisions & Deliverables
Unlimited revisions within the agreed scope are included at no additional charge. If you change the scope of work after drafting has begun — for example, adding a room or changing a structural element — that may require a scope adjustment discussion before we proceed.
You receive: a high-resolution vector PDF formatted for Arch D (24" × 36") printing, an editable DWG CAD file compatible with AutoCAD and most CAD platforms, and a digital copy suitable for online plan check portal submissions.
You retain full rights to use the delivered drawings for the specific project described in the scope. The underlying CAD files may be reused for construction and permit purposes. Reselling or redistributing the drawings as design templates is not permitted. See our Terms of Service for the full IP policy.
Yes. Individual sheet services are available — such as a standalone site plan, single-floor plan, or elevation drawing. Pricing is adjusted accordingly. Contact us with the specific sheet type and we will quote accordingly.
Remote Service & Coverage
No. We serve clients across all 50 US states. Our service is fully remote — we work from your documents, photos, and measurements and produce permit-ready drawing sets for any US jurisdiction.
We have produced drawing sets for dozens of jurisdictions including California, Texas, Florida, Colorado, Arizona, Nevada, and more. If your city has specific submission quirks or unusual local amendments, let us know and we will research them as part of our standard process.
